Coworking space provider Bamboo recently hired architecture and interior design firm Synecdoche Design to design their new office in Royal Oak, Michigan.

“Applying the design guide to the space, several moments create a uniquely supportive work and community space. The existing atrium stair did not meet current building code and the building lacked an elevator. The new design reconfigured the central area into an auditorium stair stacked above a presentation platform, increasing the usable footprint of the previous circulation area, and offsetting the addition of the elevator. In section, two simultaneous events can happen atop one another with dramatically different topics and uses – reinforcing the flexibility and convergence of ideas. The elevator is engineered to extend two additional floors in the future with the knowledge that the building itself was originally structurally designed for additional floors; however, given it’s construction during The Great Depression the building was completed at only two stories. Investing in updates to meet current building code and prospective additions extends the adaptive reuse capacity to meet increased demands in the future.

Reconstituting core elements was critical to an economical renovation of the building. The previously underutilized sidewalk basement vault is converted into meeting rooms to increase the usable square footage. Throughout the building, existing flooring on each level was refinished rather than replaced to reduce the amount of material waste and replacement. Plumbing cores were maintained but reconfigured to all be accessible single occupancy spaces to reinforce inclusive design for all gender identities. A separate lactation and wellness room was also added.

A pair of custom tyvek light installations, digitally fabricated by the architecture studio, separates coworking desks and illuminates the central circulation. The Tyvek light installation in the stairwell mimics a skylight for additional illumination in a previously dim basement. Standard building materials of plywood frames and tyvek panels were translated from a digital model to CNC software to route and mill the respective materials with accuracy. The prefabricated components were created in the studio workshop and installed on site. At a smaller scale, the design team also designed a custom desk privacy partition to create safe separation between workstations that, with the handle, double as a moveable dry erase board for notetaking and brainstorming in collaboration spaces.”

“As we band together and continue to move towards a post-pandemic phase of working, The Commons South Yarra offers an updated vision for what co-working will look like – and feel like – going into the future. In developing the design for this new location, we posed the questions: What will tomorrow’s workplace look like? What motivates us to come into the office, when we can do it all from home?

Foolscap’s design response is led by what “you can’t get at home”, with special emphasis on collaborative spaces and social interactions, and amenity that feeds a culture of community. Linear and modular workspaces are broken up by sculptural and fluid break-out zones and fun, engaging elements. A custom staircase offers vertical connectivity, linking the community across the building and drawing people up into the common break-out spaces on the upper levels.

Bringing synergy to the syncopated floor plate is the materials palette, which shifts in colour, tone and texture as you move up through the four levels of the site. Prints designed by Indigenous Australian artist Jimmy Pike are used to upholster and line different surfaces across the environments. The Commons’ standard facilities have been augmented to include the Makers Space, a fully functioning workshop for those hands-on jobs that involve tasks such as laser cutting, 3D printing, arts and crafts and more.

A Sensory Room offers patrons time to disengage, meditate or even practise yoga. Shoes are left at the door before stepping into an atmosphere of softness and quietude. Contributing to the hushed sense of calm and clarity is a minimal materials palette, curtain-lined walls, the ambient glow of concealed lighting and passive air circulation. Other dedicated amenities include a multimedia podcast studio, photography spaces and parents room.

At the heart of The Commons South Yarra is its kitchens and dining zone, a vibrant, active and highly hospitable space. Channelling that element of fun, Foolscap has fashioned this space to feel slightly industrial, casual in its non-refinement, and suffused in uplifting natural light. Feeding that sense of “serious fun” is the Conversation Pit, a sunken plush lounge built into the space. Modular sofa elements make it flexible to different uses and ideal for collaborative catch-ups.

The Think Tank is a reconfigurable space designed to facilitate team building and workshop days. From collaboration mode to screening and presentation mode, the Think Tank can cater to all needs thanks to the kitchen and event space situated adjacent. All contributing to an emphasis on spaces that you can’t get working at home.”

In the design, the dream factory is manifested in a meeting between the rugged and polished. Gray concrete mixes with warm tones in chocolate and pastel, hard steel constructions are draped in soft curtains and the design references factory chimneys. We have added some Easter eggs hinting to the cable manufacturing that was so vital to the neighborhood, e.g. the large copper installation above the café counter and hand-painted wiring on the glass windows,” says Kaka Arkitekter.

“During the design of CoBAC Workspace, which was brought to life by the transformation of an existing office building with a total area of 2.800 m² on the coastline of the Golden Horn, the Mimaristudio team reflected the “people-oriented face” of the brand to the project, transformed the concept of “shared workspace” into a living space and took an approach that changes the traditional work culture.

By prioritizing the concept of “well-being”, Mimaristudio offered an interactive working environment with a highly efficient and productive space where the users who spend most of their time indoors and reliant on technology can be not only physically but also mentally healthy and content. Therefore, the users are now able to work with maximum daylight, constant fresh air, and relevant thermal and acoustic comfort conditions while enjoying the freedom to choose where, when, and how to work within the framework of activity-based working principles.

Starting with the planning process, the design team also included 14 biophilic design paths under the concepts of “Nature in Space”, “Natural Reminders”, “Nature of Space” within the biophilic design approach to the project by using both materials and forms, and nature itself. In addition to the terrace areas of different sizes on the levels, the fully open-air area planned on the top level allows users to enjoy the outdoors freely and feel the Historical Peninsula, the Golden Horn, and the city.

Instead of using a repetitive layout plan, the design team brought flexibility to all floors with publicly social spaces that everyone can freely use, working and meeting areas in various scales, functions, and forms. Using the next-generation products that prioritize ergonomics, Mimaristudio proposed a working environment where people can work not only sitting but also standing up.

In the open work areas, the issues of “quietness” and “quiet working environment”, which are the biggest problems of the work areas, were carefully handled alongside the acoustic criteria planned in the design process. Not only to prevent sound from entering the closed rooms but also to ensure that people can work in the open area without disturbing anyone else, materials and strategies suitable for the design process were proposed considering the interior acoustic measures. “Moon” wall/ceiling panels and “Make-up” acoustic lighting products, which are designed by Ayça Akkaya Kul and developed and produced by Feltouch, are among the notable details of the place.

The epidemic and its effects were also considered separately. During the planning stage, the floor plans were developed by paying particular attention to the importance of space and volume per capita. It was planned to provide maximum fresh air to people working on the floors and to reduce interpersonal contact by using different separators in areas where people work in a steady position for long hours.”

Responding to the client’s desire to create a space that would attract and retain tenants looking to facilitate sustainability through collaboration, Gensler designed a reimagined multi-tenant, nonprofit center that directly links all tenant groups to the advancement of sustainability.

To achieve this, Gensler created an open, healthy, flexible and light-filled space that would promote the cross-pollination of ideas while encouraging spontaneous interactions among tenants and visitors. The building’s original entry was restored to create a strong street presence along a major thoroughfare, while a new lobby design offers tenants and visitors opportunities for interaction, as well as a strong visual introduction to the nonprofit’s brand and mission.”

“Our goal was to create a space of total concentration and one-pointedness in the business centre of the bustling metropolis, where anyone can fully focus on their work. The design concept was based on the idea of dividing the space into two contrasting areas: The working area block is austere, transparent, advanced, lightweight; The public space units are out of line, chaotic, compact, eye-catching.

The forms and arrangement of these areas made it possible for us to depart from the concept of a long blank corridor and transform it into an integrated multifunctional space made up of lounge areas, reception units and open space areas flowing one into another. This partition is achieved not only through space zoning, but also through the use of proper materials. To create maximum aeriality, the working area is framed by glass partitions down to the level of the floor, with a minimal profile thickness. Carpet tiles were used on the floor to enhance acoustic comfort. The public areas, on the other hand, are executed in a monolithic and blind manner to a greatest possible extent, all of different materials. The meeting rooms are decorated with wood, the coffee point has a finishing of concrete with terrazzo, the utility area and sanitary facilities abound in stainless steel. The floor coating represents poured concrete of two colours: dark geometric shapes against a bright background create an illusion of shadow falling from the public-area framing, which enhances the contrast of the two zones.

The furniture by Danish and Italian manufacturers and the original stand lamps made according to our sketches give a touch of brightness to the interior. Particular attention was paid to the offices and their interior. Every office is a self-contained unit with an open concept: this makes it possible to create a workspace according to particular requirements of any company. All offices are well soundproofed owing to the use of up-to-date materials. In combination with the custom-made furniture, this ensures excellent autonomy and does not restrain the employees.

The greatest challenge in creating the minimalist interior was the extensive utilities and lots of structural elements in combination with a non-standard layout executed as a part of the Reuleaux triangle. However, the unconventional approach helped us not only to resolve these difficulties, but also to reproduce the standard functional areas in a new way. In addition, the attention todetail, coupled with non-mainstream design, helped us to create an unusual design code that became the hallmark of the coworking space,” says DA Bureau.

“Venture X is ‘globally connected and locally-owned’ serviced office provider. The flagship UK space at Chiswick Park offers VTX members a flexible and collaborative workspace with high quality and professional feel that enables members and their businesses to grow.

The process began with investigating various sites, determining which space provided the best result for Venture X’s requirements and offering to members. Initially, we examined potential locations by looking at the local areas, including competition, proximity to transport hubs and the local amenity on offer. Once locations were identified, the due diligence on specifically targeted buildings began. We analysed the amount of natural light, external views from the space and the infrastructure on offer, to how well the building would respond to the flexible demands of a serviced office. Finally, we established if the space would be suitable and attractive for businesses of all industries, shapes and sizes and whilst providing something different for its members, in a market which is highly contested.

The 14,000 sq ft space on the fifth floor of Chiswick Park offers uninterrupted views of London, and the park itself, with lush greenery along the length of the central lake and waterfall. Keeping these exceptional views was vital to the VTX owners. This workspace is about first impressions, not only for the members themselves but also for their visitors; the VTX team want their members to be proud of where they spend their time and work environment. Natural light was an important factor and posed a challenge for a space that needs to be highly cellularised to perform its key function. We planned and studied the space to make sure light was dispersed evenly throughout. The space revolves around a central opened area, allowing easy access to the front of house team, private meeting rooms and social spaces which helps drive the feeling of community,” says Dthree Studio.

“Situated in a jewel box atop the landmark 1955 former Woolworth retail building, Wellworth is a new community co-working destination in the heart of downtown St. Paul. With the newly repositioned building targeting LEED and WELL certification, as well as the ever-evolving nature of how people work as design drivers, all design decisions were made through a lens of wellbeing and flexibility.

A bright and airy community cafe and adjacent outdoor working patio provide a welcoming arrival and encourage serendipitous interaction among members and building tenants alike. WELL highlights include abundant daylight, ergonomic furnishings, efficient LED light fixtures, and enhanced acoustics to prevent disruption and distraction.

Demountable wall systems throughout allow for easy reconfiguration as the needs of members change over time. A mix of diverse work settings including open work, team rooms, and indoor/outdoor conference spaces allow members to work in the spaces that best fit their needs,” says Gensler.
