Pharmaceutical company Bionical Emas hired workplace design studio Oktra to design their new office in Letchworth, England.

“Bionical Emas envisioned a professional, yet calming work environment that would improve the employee experience and welcome them back to the office after an extended period of remote working. They saw the new office as an opportunity to uplift their company culture and staff morale by encouraging communication and collaborative working. We formed a close working partnership with our client’s project team; taking them on a furniture showroom tour to get a feel for their desired aesthetic and ensuring our designers had a comprehensive understanding of their brand and values.

While subtle nods to Bionical Emas’ brand reflect their global identity, a neutral colour palette allows the imposing windows to evoke the manufacturing history of the building, giving their Hertfordshire office its own distinct identity. Nature is welcomed into the space with indoor planting, while desks are positioned around the building perimeter to maximise views of the outdoor green space and promote employee wellbeing.

The new office includes three meeting rooms, a private office, a spacious breakout area and teapoint for staff, and front of house reception with a supplementary refreshment point for visitors. With a choice of where and how they work, Bionical Emas’ teams now have more autonomy over their daily work environment – from a large collaboration table, to sit and stand hot desks, to quiet areas for focused work. “This workplace for a mid-sized creative agency in Manhattan was designed to attract and retain top talent in one of the world’s most competitive markets. The leadership of the agency tasked Studio For with creating an environment where their culture of innovation can thrive and grow. Acting as a canvas for the work, a sophisticated neutral color palette provides a backdrop where creatives can feel inspired—but not distracted —by their surroundings. Vinyl wood flooring at the entry balances the various gray tones in the office while also incorporating warmth and being cognizant of office acoustics.

Other wood elements are found in furniture and a meeting enclosure with perforated wood panels. Floating wood shelves further soften the space and provide a place for plants that add color and a biophilic element. A team of designers from workplace design firm Oktra recently completed a new office interior for office provider 65 Woodbridge Road in London, England.

“This project consisted of four parts: Cat A fit outs of three of the office spaces totalling 12,000 sq ft, a 5,000 sq ft Cat A+ fit out of a show suite that will allow tenants to envision what they can do with the space, and a refresh of the reception and toilets which was programmed around businesses currently occupying the offices. Our in-house graphic designers worked with the project team to rebrand the building; crafting a visual identity and developing concepts that have been used for signage in the reception, outside the building and in marketing materials that will help the landlord to promote the lettable space.

As well as floor to ceiling windows that maximise natural daylight in the office spaces, tenants will benefit from a terrace that receives sunlight during most of the day. In order to make the most of this outdoor space, we updated the furniture to make it more usable and attractive to workers.

The new, modernised reception features clean lines, a distinct brand, and comfortable, domestic-inspired furniture which has hugely improved the staff and visitor experience. The Cat A office spaces have been fitted out to a high quality with a neutral design, allowing future tenants to customise their space with graphics and signage. Through a trusting and collaborative relationship with Mayfair Capital and their real estate representatives, we have successfully added value to our client’s commercial asset and delivered a workspace that will help them to attract their target tenants in Guildford.”

Games retailer ShopB recently hired architecture and interior design firm Solo Arquitetos to design their new office in Curitiba, Brazil.

“Every entrepreneur dreams with the growth of his company, and generally this growth is accompanied by a series of changes in the company. New needs, new people, new organizational structures and, above all, the reach of maturity of the brand’s values ​​and personality.

Moving to a new headquarters at this stage becomes a great opportunity to materialize the new phase of the business through architecture. ShopB, a games e-commerce founded in 2009 contacted us exactly at that moment.

The new office would be installed in a new commercial room measuring approximately 150m2, in an extremely pleasant building, with three glazed facades that flood the room with natural light and provide excellent cross ventilation. Therefore, the design positions the working areas on the perimeter of the room and concentrates the circulation and support areas in the center – naturally positioned around the existing bathroom core.

The highlight of the project is definitely the stainless steel panels that envelopes the bathroom core. This material not only enhances the industrial mood desired by the clients, but also creates some interesting reflexes when you move around the space.

Altogether, there are 20 fixed workstations, in addition to an amorphous table that serves both as support for remote employees who occasionally spend a few days at the HQ, as well as for special dynamics of the company’s internal teams.

In addition, the office also offers a meeting room for six people – which also hosts the team’s Mario Kart competitions – two call-rooms, and the director’s room already equipped for recording videos/podcasts.”

Twin digital agencies Syzygy and Ars Thanea recently hired architecture firm Colliers to design their new headquarters in Warsaw, Poland.

“With an area of over 1,300 sqm, the spatial layout has been designed to ensure work comfort and freedom of movement. Work zones were divided into small open spaces for teams of 8 to 10 people, where individual workstations were separated from each other with acoustic curtains. The high acoustic standard and lack of distraction is also ensured by the mineral wool ceiling above the workstations. This allows you to meet the current needs of your employees – focused or collaborative work. To ensure that duties run smoothly, including in hybrid form, the space has been equipped with high-quality AV equipment.

The individual work zones are separated by design tables for collaborative work, chillout spaces and other areas for shared use. Additionally, a large number of small and medium sized meeting rooms have been designed, as it is the lack of these that people have been facing so far.

Supporting relationship building and community formation was one of the key tasks of the new office. In response – in addition to collaborative project space – we designed a large, social kitchen that was connected to a chillout zone. It is a space where employees can have lunch or coffee, but also organize informal meetings and celebrate important moments, both personal and company successes.”

A team of designers from Maya Baklan Design Studio recently designed a new office for private investment company in Kyiv, Ukraine.

“We built this office not for a specific customer company, but for an investor whose purpose is to lease the office.

Therefore, in the brief, we created a collective image of all our previous clients, took into account all modern trends, applied all our experience of working with the old housing stock. The renovation took 14 months. And the result is impressive. In addition, despite the typical surprises of old houses that awaited us at every turn, we managed to fully fit into the initially set budget.

The main idea was to return the premises to its former beauty, leaving all its features in plain sight. And there are many of them: this is a multitude of high windows with transoms, balconies, a large open terrace under the shade of a chestnut tree, high ceilings, a real fireplace, perfect 700mm thick brick walls. We removed all the labyrinths of the previous arbitrary layouts, removed all layers of drywall and flooring, strengthened all window and door openings, and so a completely new and clean space was born.

The current office is designed for 42 workplaces and consists of 6 offices (with a capacity of 5 to 12 people), 3 meeting rooms (2 of which are combined into one larger one using a transformer partition), a kitchen, a toilet with a shower room, a server room / storage room, a multifunctional library (which we call among ourselves a “zone of silence.” This space is divided into many zones for secluded work, negotiations, informal conversations, events, and is equipped with a technological bar and access to the terrace) and terrace.”

Photography studio Bluecerigo hired architecture and interior design firm Alain Carle Architecte to design their new part office, part studio in Montreal, Canada.

“This new photographic agency wants to be a place of diffusion and creation as well as a place of life in its own right. For the sake of integrating daily rituals of guarding into complex working hours, a large part of the space is dedicated to the children of promoters and collaborators.

The original space has been completely restructured to create an open and versatile place. The addition of shutters to the openings allows to modulate the natural light, inherent to the photographer’s work, according to a device that is both simple and aesthetic.

The space is fragmented by the implantation of “place-objects” which reconfigure the full and the empty spaces to offer unusual visual breakthroughs compared to the relatively modest scale of the places,” says Alain Carle Architecte.

International Pension Fund hired workplace design studio Peldon Rose to design their new office in London, England.

“Located in Westminster in central London, the space makes for an attractive offering, with optimal transport links and easy access to anywhere in the city.

The brief was clear; to create an attractive, open-plan office space that would appeal to a variety of potential tenants. With many businesses now preparing to return to the office, the project provides the perfect opportunity for the client to let the property to a business looking for a flexible and collaborative, ready-to-work space.

Creating a warm, welcoming open plan space within the heart of London

Upon entering the space, tenants are greeted by a welcoming and open reception space, with soft furnishings, wooden furniture and planting incorporated throughout. The use of soft grey within the design creates a calming presence as well as a place for either a quiet chat or equally, a polished and professional waiting area for visitors. The sought after central London location of 10 Dean Farrah Street has been incorporated into the design with a striking ‘No 10’ wall vinyl embedded into the frosted glass, separating the area from the rest of the office space.

With a 4,819 sq ft floorplate, the design maximises all the space available to really sell the office to any prospective tenants. To make the most of the floor space, two meeting rooms and the boardroom have been tucked neatly along the left-hand side of the office. Soft, bench style seating has been placed on the edge of the boardroom, converting the space into a multifunctional one that allows for larger internal or external meetings. Wide windows and glass walling, flood the office with natural light throughout, to create an airy, open space.

A space to build social capital

Peldon Rose has now created areas for teams to congregate, whether for social gatherings or team meetings. The newly designed breakout space and tea point allow for this through banquet style seating as well as an impressive Corian® topped island and work surfaces with high chairs. This space brings people together and helps to build upon any social capital that may have been lost over the past year. Colleagues can enjoy those spontaneous interactions or ‘water cooler’ moments, foster friendships or learn from each other without being confined to a desk or a meeting room.

Creating a high quality ready-to-work space

A standout objective for the client was ensuring that wellbeing played a crucial role throughout the design. The landscape of the office means that the majority of the floor space is flooded with natural light, which can help to boost wellbeing as well as concentration and productivity levels. Principles of biophilic design have been built into the design with additional tall potted plants and foliage, aimed at improving wellbeing and boosting productivity levels.

The Peldon Rose design team have brought to life an open plan office space, that balances a variety of working styles. Working closely alongside the furniture team, high seated booths, which have been acoustically designed to minimise noise and provide privacy, have been added to the space. Feature lighting, such as the pendants above the island in the breakout space, soften the design bringing in a homely element. The darker furnishings and walls contrast with the softness of the wooden flooring and light cabinets. High-end finishes within the tea point not only look impressive, but are built to last and minimise everyday wear and tear.”

Electric power industry company 50 Hertz recently hired interior design studio Seel Bobsin Partner to design their new office in Berlin, Germany.

“After moving to its own headquarters in 2016, the German transmission system operator 50Hertz Transmission based in Berlin, has moved into its next location in Europacity in the beginning of 2021.

Numerous team spaces, open communication and concentration areas have been created on four multi-space floors, to provide flexible work options that cover the different requirements of employees. These new workplace models are framed by an architecture that has a very industrial character. A high proportion of exposed concrete and open technical installations highlight this design.

Special oases, cafés on the 2nd and 4th floor for example, have been created to increase emotions and quality of stay. The dynamic and lively color compositions accompany a diverse selection of comfortable furniture that invite people to linger and exchange ideas.

The combination of raw architecture and vibrant color schemes creates exciting contrasts and harmonious interactions between all areas. Earthy, deep red tones and light ice blue merge with the cool grey of the surroundings. Transparent zoning elements with integrated planting are added to this scenery to provide a high- contrast design with small green accents that bring the area to life, invite people to feel at ease and stimulate creativity and exchange. Contrast becomes connection – concrete meets color.”

Pharmaceutical company Roche hired architecture & interior design firm SCA Design to design their new office in Singapore.

“The result was a minimalistic and muted interior design, without excessive elements. The monochromatic vibe, with the touches of green, coral pink and light blue were subtly introduced throughout the office, some within wall cubbies that doubled as isolated work areas, while others were on the carpets or ceilings. To add warmth, natural finishes like wood were used throughout the workplace. A moss wall was also included in the entrance area while plants that have low water consumption were arranged throughout the office not only for aesthetics but also as space dividers.

This project proved particularly complicated as during the design process as last year, the pandemic hit and Roche requested for a complete rethinking of the workplace to address a post-COVID-19 work environment. One of the main changes was the increase in flexible working spaces, ones that could be repurposed and reconfigured for a wide variety of use. These include more shared spaces to foster collaboration and socialisation which will bring warmth and energy to the workplace.
Adversely there are also areas with increased privacy like numerous small, isolated work environments, and even sound-proof pods for video conferencing and voice calls. These spaces were separated with glass partitions to still allow light through, creating a sense of openness.

The health and wellbeing of employees have also become a priority at Roche. The working areas were designed for a range of postures – seated, stool height, lounging, perching, standing. Also, the abundance of natural materials and greenery in the office both improves air quality and connects employees to the calming effect of nature,” SCA Design
